Below are listed various additional legal services and the fees applicable to those services.
In-depth legal research
- All research is done according to the lawyer's estimate depending on the type of property. These researches are done twice: in the preliminary contract phase and in the notarial deed phase.
- Providing a written report in English, of the result of the legal research and the current status of the bank account.
- Registration of the buyer in the Bulstat register, if required by law.
- Excluded: any technical research concerning land, designs and building permits or building inspections.
Fee: 1.2% of the actual purchase price, with a minimum of € 700. The fee is paid in two installments: 50% upon signing the preliminary contract and 50% upon signing the deed of sale.
- All expenses and costs related to the legal research and communication are included.
- Bank commissions and fees to the bank are paid by the client.
- Notary fees, transfer tax and court fees, and other costs related to the notarial transfer are to be paid separately by the client and are calculated for each individual transaction.
- In case of non-conclusion, the costs of the legal investigation to be paid by the client are € 250.
- The fee for the sale of real estate is equal to the fee for purchase as described above, and includes submitting and receiving valuations for tax purposes, requesting drawings and other documents required for the sale, drawing up the preliminary and final contract, collecting the purchase price and all banking and advisory services related to the sale. This does not include the recovery of funds from outside Bulgaria.
Registration of a B.V.
This includes:
- Filling up all company documents.
- Setting up the company capital account.
- Registering the company with the court.
- Registration of the company with the Bulgarian Tax Authority, in the Bulstat register, the Social Security Institute and the Labour Inspectorate.
Fee: €600. All costs and expenses payable to third parties and to the court are included. The full fee must be paid in advance. In the event that the legal documents have been drawn up, but the company is not incorporated, the fee will be only €100.
Changes in B.V. registration, incl. change of company address
This includes:
- Filling up all company documents.
- Registering the company with the court.
- Registering the company with the Bulgarian Tax Authority, in the Bulstat register, the Social Security Institute and the Labour Inspectorate.
Fee: €200. All costs and expenses payable to third parties and to the court are the responsibility of the client and are calculated separately for each individual transaction. The full fee must be paid in advance.
Filling up a will
This includes:
- Filling up all documents and advice regarding all related inheritance matters.
- Filling up the will.
- Full support for signing the will in the presence of a Bulgarian notary.
- Arranging two witnesses for the will.
- Arranging a translation of the will by a sworn translator.
Fee: € 100. All costs and expenses that must be paid to third parties and to the notary are for the account of the client and are calculated separately for each individual transaction. The full fee must be paid in advance.
Residence permits
This includes:
- Filling up all documents and advice for obtaining a Type D Visa.
- Filling up all documents and advice for obtaining an extension on the visa, for a long-term stay of 1 year.
Fee: € 300 for the main applicant and € 150 for co-applicants.
Arrangements for extension after the first year of residence:
Fee: € 75 per person for a period of 6 months.
All costs and expenses payable to third parties and to the government are the responsibility of the client.
Visa Type "C" regulations
This includes the preparation of documents and advice for obtaining a Type C Visa.
Fee: €100 for the main applicant and €50 for co-applicants.
Annual financial statements and tax returns for non-active companies
Fee: Accountancy costs €150.
Legal or financial advice
Fee: €25 per starting hour.
Administrative services:
Fee for banking transactions and other administrative services: €15
Fee for payment of annual municipal taxes: €30
Fee for bank recovery of funds: €30
